Strategy

The investment objective of the Edmond de Rothschild Real Estate SICAV – Living Income sub-fund is primarily to achieve growth in rental income and net asset value. The Sub-fund invests primarily in residential and mixed-use real estate assets in Switzerland generating an initial rental yield and aims, in particular, to build a sustainable portfolio by integrating environmental, social and governance (“ESG”) considerations into the management of the real estate portfolio, its assets and stakeholders (integration principle), through the sustainable approaches of Integration and Climate Focus.

In pursuing the investment objective set out above, the Sub-fund invests primarily in residential and mixed-use properties located in Switzerland’s major urban centres and their surrounding metropolitan areas, offering attractive return prospects. The Sub-fund invests both in development projects or newly constructed properties meeting the latest sustainability standards and in existing properties requiring improvement measures.

Over a ten-year period, the Sub-fund aims to provide investors with:

  • sustainable distributions derived from rental income;
  • an appreciation in net asset value, realised through the optimisation of rental income and value-enhancing investments in the properties.

The Sub-fund invests in real estate and other investments permitted under the investment regulations.

The Sub-fund aims to provide investors with:

  • sustainable distributions derived from recurring rental income;
  • an appreciation in net asset value, realised through the optimisation of rental income and value-enhancing investments in the properties.

The asset manager intends to create value through active management, in particular by:

  • sourcing high-quality assets that contribute to the Sub-fund’s recurring performance;
  • seeking capital gains by making optimal use of market opportunities;
  • increasing income and value through active engagement with tenants;
  • improving the ESG positioning of the portfolio.

The portfolio’s risk profile is intended to be diversified across several dimensions, including:

  • geographical diversification of investments (primarily in the cantons of Geneva and Vaud).

The target average property size is CHF 10 million.

The maximum permitted leverage ratio is 50% during the first three years, 40% during the fourth year, and is subsequently reduced to 33.33%.
